What Is Basement Tanking?
A tanking system normally uses a specialist cementitious coating or waterproof slurry.
The material is applied across the wall or floor to form a continuous barrier. Particular attention must be given to corners, cracks, joints and service penetrations because water may exploit any weakness in the system.
Tanking works differently from a cavity drain membrane. A membrane manages water after it enters the structure, while tanking attempts to resist water at the internal face.
Is Tanking Suitable for Every Basement?
Tanking can be effective, but it is not always the correct solution.
The condition of the existing masonry, the level of water pressure and the movement of the building must all be considered. The substrate must also be suitable for the selected product.
In some properties, a membrane system may offer a more manageable solution. In others, tanking may be appropriate either on its own or as part of a combined system.
A professional assessment is therefore essential.
Surface Preparation and Application
The existing surface usually needs to be exposed, cleaned and repaired before a tanking product is applied.
Paint, loose plaster, contamination and defective mortar may need to be removed. Cracks and joints must be addressed, and the waterproof coating should be applied in accordance with the system specification.
Poor preparation can cause a waterproof barrier to fail.
